Asset Managers are beginning to buy whole residential mortgages at steep discounts on properties where borrowers have stopped making payments. Previously, asset managers purchased securitized mortgages which provided exposure to a package of mortgages with various credit scores. As this market has come to a virtual stand-still, companies such as BlackRock Inc and Och-Ziff Capital Management have begun purchasing individual distressed mortgages.

Existing single family homes and condominium sales have now fallen for 6 consecutive months. January sales fell .4% from the previous month as sales clocked in at a 4.89 million annual rate. The sales rate was the slowest since 1999. Inventories of unsold homes climbed 5.5% in January to 4.19 million which is 10.3 months supply.
